Request a visit

In plain words

A code trigger usually starts the conversation: an occupant load over a threshold, a fire inspector's note, or a new use for a room that used to hold far fewer people. From there the visit works out which openings are affected, what device and trim suit each one, and whether a pair of doors needs a coordinator or a mullion removed. The installation follows a template, and every device is tested for release force and full latch engagement before the visit ends, with a written record of what went on the door for anyone reviewing the space afterward.

Sound familiar?

Someone at the front counter always has to unlock the side door by hand before the lunch rush, because the round doorknob out there was never meant to be an exit for a room this size.

How the visit goes

How the visit goes

Double glass doors in metal frames with a horizontal push bar, beside a brick wall, with a parking lot and trees outside.
  1. 1

Is this door part of a pair?

Single doors and pairs get assessed differently from the first look. On a pair, the locksmith checks whether a mullion currently splits the opening, whether a coordinator is already fitted, and whether the leaves close independently or in a set order. This decides whether the project is a straightforward device swap on each leaf or something larger, such as removing a mullion and fitting a compatible replacement latching arrangement to turn two narrow doors into one wide exit. Getting this right at the assessment stage avoids ordering hardware for a single door when the opening is really two leaves working together.

  2. 2

    Handling a pair of doors

On a pair, a coordinator is fitted only where the hardware needs the leaves to close in a set order, letting the active leaf's device seat into the strike or into an astragal carried on the inactive leaf; many pairs latch independently and skip this step entirely. Where the plan calls for one wide exit instead of two narrow ones, the centre mullion is removed and vertical-rod devices are fitted to each leaf instead, arranged so both close and latch reliably. Either way, both leaves are tested together, not only on their own, before the visit is called finished.

  3. 3

Staff who understand the dogging key

Whoever holds the dogging key or keyed dogging cylinder now knows what it does and, just as importantly, when not to use it: a door in a fire separation keeps its active latch at all times, so dogging belongs on openings where that restriction does not apply. Staff who prop doors for deliveries or busy periods have a legitimate tool for that instead of wedging the door with whatever is nearest, and the building keeps control over who can use it.

What affects the quote

  1. 1

    Signage and labelling

Any exit signage or alarm labelling the opening needs is a small addition on its own, but it is named in the quote rather than assumed to already exist on the door.

  2. 2

    Number of openings involved

One door with a single device is the simplest case. A building with several affected exits, such as doors from a stairway plus an assembly-room exit, is quoted as the sum of each opening's own work.

  3. 3

    Condition of the existing hardware

A device that only needs adjustment, cleaning and new fasteners costs less in labour than removing a seized or badly worn device and fitting a replacement in its place.

Panic & Exit Hardware: questions

Advice · (226) 777-6122

How much force does the door need to open with?

Hardware standards set a maximum, not a target: an exit device is built to release the latch under a firm push, no more than about 15 pounds of force applied at the touchpad or crossbar, roughly the pressure of a light shove rather than a heave. That ceiling covers people who cannot lean hard into a door, so the swing stays open to anyone moving toward it under pressure.

Can I add a request-to-exit switch for my access-control system?

Yes. A request-to-exit switch is wired to signal the access-control panel that the pushpad or crossbar was actuated. Telling that apart from a forced or propped door usually means pairing it with a door-position contact and the panel's own logic, since the switch on its own only reports that the hardware was used. It sits alongside the mechanical device without changing how the crossbar or touchpad works, so the door still releases under a push even if the access-control system loses power.

Can one visit cover several doors in the same building?

Yes, and it is common. A building rarely has only one exit affected by an occupant-load or fire-rating question; stairway doors, assembly-room exits and any doors altered together during a renovation are usually assessed and fitted in the same visit, with one written record covering every device installed across the building.

What the census means at the door

52%

Older homes. About 52% of homes in London were built in 1980 or earlier, according to the 2021 Census.

Period hardware on older homes deserves matching parts, not a mismatched modern set. A locksmith who works among such houses keeps finishes and styles that suit them, so a repaired or replaced lock still looks like it belongs to the door.

49%

A mix of homes. Single-detached houses make up about 49% of homes in London (2021 Census).

Mixed housing means a locksmith sees a bungalow in the morning and a condo tower in the afternoon. The stocked van has house-door deadbolts, suite-door cylinders and the finishes for each, so neither kind of customer waits for a second visit.
